Burlingame School District: A Guide for Home Buyers
If you are buying in Burlingame for the schools, it helps to know how the district actually works: six neighborhood elementary schools, one middle school, address-based assignment that is not a guarantee, and local school taxes that show up on your property tax bill. Here is what I walk buyers through before they write an offer.
The short answer
One district, TK to 8th grade
The Burlingame School District runs six elementary schools (TK to 5th grade) and Burlingame Intermediate School (6th to 8th grade), with about 3,400 students in 2025-26.
Your address sets your school
Each home has a neighborhood elementary school, which you can look up with the district's boundary tool. Seats are first come, first served, so a spot at that school is not guaranteed.
High school is a separate district
After 8th grade, students move to the San Mateo Union High School District, which includes Burlingame High School.
The schools
| School | Grades | Address |
|---|---|---|
| Franklin Elementary | TK to 5 | 2385 Trousdale Drive |
| Hoover Elementary | TK to 5 | 2220 Summit Drive |
| Lincoln Elementary | TK to 5 | 1801 Devereux Drive |
| McKinley Elementary | TK to 5 | 701 Paloma Avenue |
| Roosevelt Elementary | TK to 5 | 1151 Vancouver Avenue |
| Washington Elementary | TK to 5 | 801 Howard Avenue |
| Burlingame Intermediate School | 6 to 8 | 1715 Quesada Way |
Hoover is the most recently reopened campus: it opened again in August 2016 after being closed since 1979, to relieve crowding as enrollment grew. Transitional kindergarten is offered at all six elementary schools for children who turn 4 by September 1, as a full school day.
How school assignment works
Every Burlingame address maps to a neighborhood elementary school. Before you fall in love with a house, put its exact address into the district's boundary lookup tool. Streets near a boundary can go either way, and the listing's school field is not always right.
The part many buyers miss: the district says attendance at your neighborhood school is not guaranteed. Each elementary school has a set capacity, enrollment is first come, first served, and if your child's grade is full, they are placed at another Burlingame elementary school. If a specific school matters to you, ask the district about current space in your grade before you buy, and register as soon as you have proof of residence.
- 1Look up the addressUse the district boundary tool for the exact address, not the zip code.
- 2Ask about spaceCall the district office about openings in your child's grade at that school.
- 3Register earlyEnroll online as soon as you can document residence, since seats fill in order.
Enrolling after you move
Registration is online. The district asks for:
- Proof of your child's age, such as a birth certificate or passport.
- Two proofs of residence, such as a property tax bill, lease, PG&E or water bill, pay stub or voter registration.
- A Declaration of Shared Residency if you are living in someone else's home while you search or close.
- Immunization records before the first day, and an oral health assessment for kindergarten.
Timing a purchase around the school year? Your closing documents and first utility bill usually arrive within days of moving in. If you will rent first, a lease counts as proof of residence too.
High school: San Mateo Union High School District
The Burlingame School District ends at 8th grade. High school is run by the San Mateo Union High School District, a separate district with campuses across several cities, including Burlingame High School. High school attendance areas are also address-based; confirm any address with the district's school locator.
Neighboring Hillsborough has its own K to 8 district, the Hillsborough City School District, and most of San Mateo is in the San Mateo Foster City School District. All three feed the same high school district. For a side by side look, see Burlingame vs San Mateo.
School taxes that come with a Burlingame home
Burlingame voters have repeatedly approved local money for their schools, and those charges appear on the property tax bill. As of November 2026:
Parcel taxes
Measure L (2014) is a flat charge per parcel that runs through 2030. Measure GG (2024) is based on building square footage, with a cap per parcel, for eight years. Both have a senior exemption you apply for with the district.
Facilities bonds
Measures D (2012), M (2016) and O (2020) fund school construction and are repaid through the property tax rate based on assessed value. State law does not allow a senior exemption on bonds.
On the November 2026 ballot
Measure R, a $100 million school facilities bond, was on the November 3, 2026 ballot. Check San Mateo County Elections for the certified result.
Ask your escrow officer for the property's last tax bill so you can see each line item. Senior homeowners should also ask the district about the parcel tax exemption once they move in.
