Seller Questions

Straight answers to what sellers ask me most.

What is my home worth?

It depends on recent sales of similar homes nearby, your home's condition and current buyer demand. Online estimates are a starting point, but they can miss a lot on the Peninsula. Request a free home valuation and I'll prepare a pricing analysis built from local sales.

What does it cost to sell a home in San Mateo County?

Typical costs include agent commissions, which are negotiable, escrow and title fees, and transfer taxes. San Mateo County charges $1.10 per $1,000 of the sale price, and the City of San Mateo adds 0.5 percent on sales under $10 million. I'll give you a net sheet so you know what you will walk away with.

Should I do inspections before I list?

On the Peninsula it is common to order a home inspection and a pest inspection before listing. Buyers can see the condition up front, which often leads to stronger and cleaner offers.

Do I need to stage my home?

Staging usually helps a home photograph and show better, and it often pays for itself. I'll walk through your home with you and recommend what makes sense, from a light refresh to full staging.

When is the best time to sell?

Spring typically brings the most buyers, but a well prepared and well priced home can sell any time of year. The right timing also depends on your next move, so we'll plan around your goals.

How is commission handled now?

Commissions have always been negotiable. Since August 2024, the listing agreement spells out what you pay your agent, and you decide whether to offer anything toward the buyer's agent. I'll walk you through the tradeoffs before you sign.

How will you market my home?

Professional photos, staging guidance, video walkthroughs on Instagram, YouTube and TikTok, previews for top local agents, open houses and direct outreach to active buyers. My home tour videos have more than a million combined views.
