How Buying With Joseph Works

Born and raised in Burlingame, I help first-time and move-up buyers win homes across the Peninsula, San Francisco and Silicon Valley without overpaying or feeling rushed.

Buyer Questions

Straight answers to what buyers ask me most.

How much do I need for a down payment on the Peninsula?

Many buyers here put 20 percent down to avoid mortgage insurance and stay competitive, but some loan programs allow much less. Because Peninsula prices are high, many buyers here use jumbo loans. I'll connect you with a trusted local lender so you know your real number before you start touring.

Do I need to be preapproved before I look at homes?

Yes. A preapproval tells you what you can comfortably afford and shows sellers you are ready. On the Peninsula, an offer without one is rarely taken seriously, and it helps us move fast when the right home comes up.

Do homes on the Peninsula sell over asking price?

Many do, especially well priced single family homes in spring, but it depends on the neighborhood, price point and how long a home has been listed. I study recent sales for each home you like so you know where it is likely to land before you write an offer.

Do I have to pay my buyer's agent?

Since August 2024, buyers sign a written agreement with their agent before touring homes, and that agreement spells out how the agent is paid. Sellers can still offer to cover some or all of it, and it can be part of your offer. I'll explain your options at our first meeting.

What disclosures and inspections should I expect?

California sellers must give buyers disclosures such as the Transfer Disclosure Statement and the Natural Hazard Disclosure. On the Peninsula, many sellers also order home and pest inspections before listing. I read every report with you and flag anything worth a closer look.

What closing costs should I budget for as a buyer?

Plan for lender fees, title and escrow fees, and prepaid property taxes and insurance. In San Mateo County, who pays which costs follows local custom and can be negotiated. I'll give you a written estimate before we make an offer.

Can you help me find homes that are not on the market yet?

Yes. Some Peninsula homes sell quietly before they ever hit the open market. Join my Off Market List and I'll reach out when a coming soon or off market home fits your search.
