Peninsula Market Update: November 2026
Updated November 5, 2026 by Joseph Suarez. Figures come from the MLS sales feed behind the Market Snapshot below, for October 2026 with the trailing twelve months (Nov 2025 to Oct 2026) for context. That feed covers a portion of all MLS closings, so the counts run lower than full MLS totals and are best read for direction, not as a census. Small towns mean small monthly samples.
Burlingame
5 closings reported in October at a median of $3.2M, with the top sale at $3.81M. Over the past twelve months, 58 reported sales averaged about $2.84M.
Hillsborough
1 closing reported in October at $5.8M after two quiet months. Over the past twelve months, 25 reported sales averaged about $7.6M.
San Mateo
13 closings reported in October at a median of $1.91M, with the top sale at $6.8M. Over the past twelve months, 199 reported sales averaged about $2.17M.
Redwood City
6 closings reported in October at a median of $1.5M, with the top sale at $6.5M. Over the past twelve months, 133 reported sales averaged about $2.11M.
My take: October was a light month for closings in all four towns, which is normal as we head into the holidays. Fewer sales means fewer choices for the buyers who are still out looking, and the homes that did close stayed within the price range we have seen over the past year rather than moving sharply either way. If you are thinking about a winter or early spring sale, this is the time to start planning so you are ready when buyers come back in January.
